Premier Properties of the Triangle is a full service real estate company that serves the Triangle Area.  We have a different philosophy from the traditional real estate company.   Our selling services are unbundled.   We allow you  to choose the service level that is right for you and those services will save you thousands of dollars.

 

On the buying side we can help you find your dream home and will rebate 25% of our commission to you. Based on a $250,000 purchase price this rebate could range between $1,500 and $1,875.

 

FLAT FEE SELLER LISTING SERVICE

 

  • Multiple Listing Service (MLS) – proven exposure for your property.  Includes 10-25 photos and property measurement.
  • Your property is automatically visible on hundreds of popular local and national real estate websites.
  • Appointments and feedback handled by professional showing service.
  • Yard sign with your telephone number, flyer box, and lockbox.
  • Necessary legal forms and printable flyers.
  • Flat fee ranges from $345 for under 1,501 square feet to $595 for 5,501 square feet or more.
  • Withdraw and relist at a reduced fee if needed to refinance your house.

 

PREMIUM SELLER SERVICES

 

  • We become your “go to” insider real estate contact, who is always “on your side” putting our experience to work for you.  Our fee is guaranteed to be less than other traditional full-service brokers.
  • Everything included in your flat fee listing services plus the following:
  • Sales price analysis – helping you find your best asking price by analyzing comparable properties.
  • Analysis and recommendations regarding offers.  We handle all negotiations to ensure you get the most for your property.
  • Communication – with you and with other brokers throughout the entire sales process, from offer through final settlement.   We are with you every step of the way to provide expert advice and support.
  • We handle communications and follow-up with all third parties who may be involved with your transaction.  This may include inspectors (home, pest and other), lenders, builders, appraisers, lawyers,  and structural engineers.

 

HELPING YOU BUY – PREMIUM BUYER SERVICES

 

  • We are with you with every step of the way and are always on your side, from “This is the one!” to settlement.   We credit you with 25% of the seller- paid buyer agent commission at settlement.   Based on a $250,000 purchase price this credit could range between $1,500 and $1,875.
  • Help, as needed, with your understanding of the sales process in general and particularly in North Carolina.
  • Work with you to determine what you are looking for and find those properties for you.
  • Once we have identified appropriate properties, arrange appointments and accompany you to view homes.
  • Gather additional information as needed; for example, tax records and homeowner association documents.
  • Prepare your offer and negotiate for the best price and other terms.
  • Recommend vendors and coordinate inspections, appraisals and other appointments.
  • Keep you informed and accompany you to settlement.
